At AGPM, successful lease-ups don’t happen by accident—they are driven by a dedicated team of professionals who work tirelessly to ensure residents can move into their new homes smoothly, efficiently, and with care. Leading this exceptional effort is Glori Cordova, Senior Director, whose leadership has been instrumental in the lease-up success of multiple new construction communities across Florida.


But Glori’s role goes far beyond team management. She also oversees the interior and exterior design of each new construction property—bringing together aesthetics, function, and community-focused design to create places our residents are proud to call home.

Fern Grove Seniors – Orlando, FL



A 100% affordable senior housing development featuring 138 energy-efficient units, Fern Grove offers one- and two-bedroom apartments across several 4-story buildings. With extensive amenities like a fitness center, meeting rooms, and multiple gazebos, it serves low to very low-income seniors—offering units at 60%, 30%, and even 22% AMI. Fern Grove is AGPM's second income averaged property.


What made this lease-up particularly complex was the extremely compressed timeline: due to unforeseen delays with permitting and the temporary certificate of occupancy—factors outside the control of the development team or general contractor—the team was left with just 30 days to fully lease and occupy the building. To meet lender requirements and place the building in service by the end-of-year deadline, every unit had to be leased and occupied within that narrow window. Despite these challenges, the team delivered a fully occupied community on time, supported by a creative funding structure that included 4% Housing Credits, MMRB, NHTF, SAIL, ELI Gap Loan, and HOME.

Banyan East Town – Altamonte Springs, FL



This 3-story multifamily community includes on-site management, a fitness center, and outdoor pavilion. Just ¼ mile from the Altamonte SunRail Station, it’s ideally located for commuter access.


Of the 106 total units, 92 are set aside for residents earning 60% AMI and 12 for 30% AMI, with a portion also offered at market rate.


The lease-up process at this community went exceptionally smoothly, reaching 100% occupancy within just 45 days of receiving the certificate of occupancy.

Brisas Del Sur Phase II - Ft. Myers, FL



Brisas del Sur II is the second phase of the Brisas del Sur community located in Ft Myers, which was successfully leased up in 2021. Phase II is a 3-story multifamily community consisting of 96 apartment homes, offering a mix of 1-, 2-, and 3-bedroom floor plans. Residents of both phases share access to key amenities, including the leasing office, fitness center, swimming pool, and park. This community includes affordable housing set-asides at both 60% and 33% AMI. The lease-up for Brisas del Sur II was managed by Regional Property Manager Fatima Bonilla and Property Manager Christine Ferrer, who executed the project with excellence. Their leadership ensured all deadlines were met, and the lease-up was completed with remarkable ease, making it one of the smoothest projects to date.

Brisas de Osceola – Kissimmee, FL



This 192-unit, garden-style apartment community is located near Shingle Creek Park and provides easy access to trails, groceries, doctors, and more. Units are reserved for families earning 60% and 33% AMI. Brisas De Osceola is AGPM's third income averaged property. As the most recent lease-up completed by Glori's team, the community achieved full occupancy between March and the end of June 2024, with each building receiving its certificate of occupancy on a staggered schedule.

Barnett Villas – Orlando, FL


Barnett Villas will feature 156 units across five buildings with a centrally located clubhouse. Just steps from Barnett Park, this community offers residents access to walking trails, golf, and lakeside amenities.

  • 25% for 50% AMI

Woodlock Manor Senior – Osceola County, FL



This transit-oriented development offers 80 senior-focused units with rooftop solar panels, green-certified construction, and walkable access to the Poinciana SunRail Station. Amenities include a fitness room, gathering space, walking trails, and a dog park.
