Job Description


The Director of Property Management position will provide corporate/executive line relationship management for a specified portfolio of premier multifamily developments in GA, SC, NC, and VA.  The position is responsible for actively managing risks, analytical problem-solving, strategic engagement with the stakeholders of their portfolio of assets with a high degree of customer service, while gathering and sharing information from a diverse array of markets and programs.



Responsibilities include, but are not limited to:


  • Structuring of deals, reporting directly to Chief Operating Officer + Partner.

  • Ability to communicate with investors, partners, and stakeholders.

  • Responsible for creating asset management strategies for diverse real estate portfolio, including leasing/marketing strategies to optimize to improve net operating income and realize the highest value of assets.

  • Coordinate overall positioning of assets as well as increasing the cash flow and asset value.

  • Responsible for daily operations and management of properties for diverse multifamily residential portfolio.

  • Oversee property operations and leasing teams.

  • Interface and communicate with tenants as well as troubleshooting and resolution of any issues that may occur.

  • Act as internal strategist and manage annual budgets and create reports covering financial performance of assets, leasing and rentals.

  • Recommend investment opportunities and manage any sale processes as well as assisting in the underwriting of new investment opportunities.

  • Ensure all assets are maintained and following all regulatory compliance.

  • Manage market intelligence and ensure competitiveness with AGPM’s products and services.

  • Must have the ability to review financial reports and provide variance analysis, preparation and monitoring of budgets, and financial modeling of assets for entire portfolio.

  • Responsible for updating all policies and procedures within division.

  • Research and analyze acquisition targets; financially and operationally.

  • Responsible for forecasting balance sheet and income statement analysis as well as cash flows, capital distributions, and investor returns.

  • Develop sensitivity analysis to showcase key value drivers that support pricing decisions.

  • Responsible for analyzing contracts and operating agreements.

  • Communicate with financial team, COO, and CFO as it relates to status and health of properties.

  • Monitor all capital improvement projects including compliance with local laws.

  • Responsible for residential documentation including work orders, tenant charges, logs, permits, licenses, etc.

  • Coordinate contracts for insurance, materials and supplies and equipment.

  • MS Suite and strong Excel and modeling skills.

  • Strong multitasking, communication, writing and presentation skills.

  • Knowledge and experience in Design & Construction - a plus.

  • Knowledge and expeirence in GP interest acquistions - a plus.


Additional Knowledge, Skills and Abilities:


  • A broad understanding of affordable housing and ability to understand the details of, and advise others in, Low Income Housing Tax Credit program regulations.

  • Familiarity with various subsidy and grant. programs such as HOME, Section 8, PBV/HUD, SAIL, etc.

  • Strong real estate financial and analytical skills, including underwriting/deal structure, comparative analysis, audit review and identification of underlying performance issues.

  • The ability to lead groups of diverse stakeholders (GP/PM/legal counsel/state agencies, investors) through project level discussions.

  • Strong negotiation skills with demonstrated ability to work through complex issues, not only understanding our goals, but also acknowledging the goals of the person with whom we are negotiating, determining their motive(s) and minimum needs, and negotiating for a win-win outcome.

  • Ability to work independently and multi-task with competing deadlines during peak reporting times.

  • Possesses critical thinking skills, offering opinions and a decisive course of action based on analysis of the fact set, drawing on internal staff across the department and/or business lines to support final recommendation.

  • Incumbent is expected to demonstrate strong ethics in interpersonal relations and work as an effective, collaborative team member across AGPM and it’s affiliate companies.

Experience & Certifications


  • Industry relevant undergraduate degree and/or CPM® Certification, HCCP Certification, or other industry recognized      designations/certification/license.

  • 10+ years in high-level real estate operations / LIHTC or other relevant industry experience.

  • Bachelor’s degree Required – Master’s Degree Preferred
