
POSITION SUMMARY
The Maintenance Supervisor is responsible for the supervision of maintenance staff and for the day to day maintenance operations of the property and staff people including self. This position ensures the overall physical aspects of the property meet the companies established standards and any applicable local and state laws.

Essential Functions Statement(s)
Management
-
In cooperation with the Property manager, performs duties normally associated with a managerial position, such as hiring, training, evaluating, and disciplinary counseling of all maintenance staff.

Answers questions from and provides direction to maintenance staff

In cooperation with the Property Manager, schedules work of maintenance staff

Assist the Property Manager in preparing annual budgets and monitors expenditures in accordance with the established guidelines
-
Assist bidding process of service contracts and monitoring of contracts and vendors. Assist in the selection of various vendors in regards to value and budget.

Assists in monitoring capital improvement projects.
-
Offers recommendations to management regarding improvements to the overall operation of the communities, and identifying capital needs for the property’s ten year plan.

Recommends the repair or replacement of interior and/or exterior areas
-
Orders and/or controls maintenance inventory.
-
Completes regular community inspections.

Responsible to upkeep all required log books

Completes all required safety classes
Preventative Maintenance/Safety
-
Ensures the Preventative Maintenance Program is followed in order to maintain the community standards.

Understands and complies with OSHA, and all other safety requirements. Assists in identifying life safety issues and ensures these issues are corrected in a timely manner. Ensures safe work practices are being followed by all maintenance staff in relation to proper equipment handling and safety practices.

Understands and complies with Fair Housing laws and standards.

Ensures pool operations are monitored on a daily basis and maintains the appropriate health department standards.
Maintenance
-
Prepares regular maintenance status reports. Schedules maintenance preparation of market-ready apartments and completes final inspections.

Ensures all services requests are handled in a prompt, courteous and efficient manner.

Manages the maintenance and up-keep of all mechanical equipment on the properties.

Performs various maintenance functions, such as, re-keying locks, repairing air conditioners, plumbing and appliance repairs, minor roof repairs, etc.

Inspects apartment homes before and after move in and move out

Inspects buildings and grounds to ensure safety and cleanliness and alerts maintenance team of items that need to be addressed.

Communicates with supervisor regarding the overall maintenance function of the property

Participates in company required training

Complies with all applicable health and safety rules and regulations, as well as local, state and federal laws.

Performs property inspections on a regular basis in order to maintain cleanliness and identify problems

Manages vendor relationships to ensure quality and performance
Other Duties
-
Performs on-call emergency service as requested 24/7, 365 days per year.

Maintains open communication between the Property Manager and other community staff members.

Assists with and attends community sponsored resident activities and functions.

Represents the Company in a professional manner at all times. Consistently maintains a professional courteous attitude when dealing with residents, co-workers and general public.

SKILLS & ABILITIES
Education : High School Graduate or General Education Degree (GED)
Experience : 3 to 5 years of technical/maintenance work experience in the areas of plumbing, electrical, carpentry, HVAC, etc. as required for needs of the communities. 1 to 2 years of supervisory experience
Computer Skills: Ability to use the following computer programs: Excel, Word, Outlook Ability to send, receive emails daily
Certificates & Licenses, EPA Certified, Valid driver’s license and proof automobile insurance; frequent need to utilize personal transportation, CPO Certified
Other Requirements
Ability to use hand tools such as, power tools, circular saws, drills, grinders, HVAC equipment (recovery machine, gauges, vacuum pump) Leaf blowers, pressure washers. Ability to use non powered tools such as shovels, rakes and other small tools. Must be able to swim
